When you’re having new flooring installed the doors will be open a lot. Installers will be walking in and out. Old flooring will be carried outside and new flooring will be brought in. During the cold winter months, all the in and out can dramatically cool your home, and in the summer your home could heat up, causing your AC to work overtime. Spring brings milder weather, resulting in a more comfortable and energy efficient install.

Secondly, you may want to keep your windows open for ventilation to get rid of new floor fumes and odors. When installing certain types of flooring floor adhesive, adhesive removers, stains and sealers can emit noxious fumes and odors that you will want to alleviate as soon as possible through open windows and fresh air.

Certain types of flooring such as hardwood and laminate need to acclimate in your home for 48 to 72 hours prior to being properly installed. This means they need to take on the humidity level and temperature found indoors. If they don’t problems such as buckling can arise. Humidity and temperatures are more moderate in the Spring. In the summer, outdoor humidity may be 75% to 90% or higher. Spring allows the fastest and most complete acclimation with the least risk of problems because homes are not likely to have either very high or very low humidity.

While Flowers Flooring offers both oil based and water based options, we usually recommend oil based polyurethane over water based for 3 simple reasons:

  1. It looks better
  2. It lasts longer
  3. It costs less

While these reasons may make the choice simple, there are always exceptions and different customer needs that require more exploring on this subject. Both oil based and water based polyurethane have their advantages.

Advantages of Oil Based Polyurethane

Oil based polyurethane provides more depth to the hardwood, both in color and shine. Water based polyurethane has a duller color and duller finish. Over time, the water based polyurethane will continue to dull, while the oil based amberizes and darkens a bit, giving the hardwood a richer look.

Oil based polyurethane also lasts longer than water based. Oil based is simply more durable. Water based polyurethane has lower Volatile Organic Compounds (VOC’s), which is why it does not last as long. Water based polyurethane is thinner, which is why installers need to apply 4 to 5 coats to equal the durability of 2 coats of oil based.

Oil based polyurethane also costs less than water based, which will dramatically reduce the cost of sand & finish or buff & coat jobs. Customers who are set on using a water based poly typically spend 15 to 25 percent more. On top of this initial cost, keep in mind you will need to redo the job sooner, so water based poly costs a lot more when you factor in the life of the floor.

Advantages of Water Based Polyurethane

There are several benefits to water based polyurethane, which makes it a great option in some circumstances. The top benefit to water based poly is that it dries faster. A water based job can usually be completed in 2 days, and you can walk on the floor the same night. Oil based poly can take 3 to 5 days (depending on the humidity) and you need to wait at least 24 hours before walking on the floor. Depending on how quickly you want your floors complete, water based poly may be a better choice for you.

Water based poly also looks better on certain types of wood such as natural maple. Maple is a lighter wood than oak and oil based polyurethane can yellow maple hardwood over time. For both white washed and gray stained floors, water based polyurethane is certainly the way to go. Oil based polyurethane will turn these floors yellow.

Water based polyurethane also doesn’t have as much odor. While both polyurethanes smell, water based has less of a smell which could be better for smaller jobs, or for people who are more sensitive to smell.

With so many flooring options available to homeowners today, selecting a basement floor can be an overwhelming part of your basement redo. While many different materials are available such as carpet, tile, laminate, engineered wood and others, they are not all appropriate options for basements. The two most important options to consider when buying basement floors is how well flooring will hold up to foot traffic and moisture. The flooring material you select will have a great impact on the look, feel and overall warmth of your basement.

Carpet

Wall to wall carpeting will be the warmest option. Both the carpet and the pad will act as an insulator from the cold concrete underneath. I personally prefer Shaw’s new Life Happens carpet. The waterproof carpet backing prevents liquids from soaking into the carpet padding. This is a perfect choice for homes with children and pets.

Laminate/Engineered Flooring

Laminate and engineered flooring are a beautiful choice for basement floors. The material and installation can be more expensive than carpet but usually less expensive than tile. Both materials are installed over a thin pad which provides some insulation. While these flooring types will not be as cold as tile, they will not be as warm as carpet. You can however add warmth by placing area rugs in appropriate places.

Ceramic and Vinyl Tile

Ceramic and Vinyl Tile are the most durable choices for a basement floor. If water damage occurs it will not damage ceramic or vinyl flooring. These choices are more expensive than carpet or laminate flooring but they are more durable and withstand humidity changes and water. I would not recommend installing vinyl sheet flooring in a basement. If water damage occurs and seeps underneath the vinyl sheet flooring it will raise the floor, making it impossible to make a seamless patch.

Hardwood

I DO NOT recommend hardwood floors in a basement for two reasons.

  1. The humidity changes to much and can cause serious damage to hardwood floors.
  2. You would need to install a subfloor to anchor the hardwood to. Subfloor installation raises your install costs considerably.
